Bhartiya Urban Launches Nikoo Homes 8 at Bellahalli: 1,010 Homes, ₹2,000 Crore Business Potential
Bhartiya Urban launched Nikoo Homes 8 on 17 June 2026, on roughly 11.35 acres at Bellahalli, just off Thanisandra Main Road and about five to seven minutes from Bhartiya City. The project carries approximately 1,010 homes across six towers, A through F, each rising two basements plus ground plus sixteen to twenty-four floors.
What is on offer
The home mix runs from 501 sq ft studios to 2,506 sq ft four-bedroom homes with staff quarters, including study variants and a 3 BHK duplex loft. A limited low-rise courtyard villa segment of 2,800 to 3,230 sq ft is also part of the plan. Launch pricing runs at roughly ₹12,000 to ₹12,500 per sq ft.

The wider pipeline
Nikoo Homes 1 through 5 are delivered and occupied, with more than 6,600 families in residence; Nikoo 6 at Kogilu and Nikoo 7 at Sadahalli are in delivery, and Nikoo 9 at KIADB Bagalur is in pre-launch. The company has stated a pipeline of over 5,000 apartments and approximately 9 million sq ft across roughly fifteen months — more than ₹9,000 crore of fresh inventory — with expansion planned into Whitefield and Sarjapur.
